The Armstrong Hub sits at 222 3rd Avenue SE, in the middle of downtown Cedar Rapids and connected to the rest of the district by the skywalk system. Offices come furnished and ready to work in, with internet, utilities, cleaning, common area maintenance, and property taxes covered in one monthly rate.

That structure is the point. There is no separate utility bill, no internet contract to negotiate, and no year-end reconciliation for shared costs, so what you sign is what you pay.

The building is a few blocks from I-380 and within walking distance of the Cedar Rapids Museum of Art, the downtown library, and the Cedar Valley Nature Trail. An in-building food court means most days you won’t need to leave to find lunch or coffee.

Every office at the Hub comes with the following. Nothing on this list is billed separately.

  • Utilities and building costs: electricity, heat and air conditioning, water, nightly cleaning, common area maintenance, and property taxes.
  • Internet: managed high speed internet, monitored 24/7.
  • Furniture: electric standing desks, task chairs, guest chairs, and filing cabinets in every office.
  • Parking: included with every office.
  • Common areas: over 2,000 square feet of business lounge, a kitchen and dining area, and a café stocked with coffee, tea, and water. Coffee is roasted locally by Roasters Coffee House. Shared spaces are included for Armstrong Hub tenants.
  • Meeting space: a monthly allotment of conference room time with every office.
  • Business services: reception staff, mail and package handling, and shared printer, copier, and scanner access.
  • Building access: 24/7 access to the building and your office, a skywalk connection to the rest of downtown, and an in-building food court a floor away.
